I bought this property all cash for $60,000 in 2021. After fixing some things for the tenants, I raised the rent from $650 to $850. They moved out in 2023, and after that, I was able to do a full rehab costing around $15k. Now, it is renting for $1200 with a section 8 tenant! On February 4th, 2025, I refinanced the property at a 7.375 (I know…) interest rate, receiving just over $75,000 in cash back. Including the cash flow from the prior years, this deal was a home run with infinite returns and continued cash flow.
