This is the first Apartment syndication deal for which I have raised capital. My partner, Ankush, and I started K & G Capital and raised $500K out of the total $5.4M needed to close this deal. We partnered with Mattanza Capital as our main sponsor due to their proven local expertise and recent success in the area. The structure of this deal is 70% for the limited partner and 30% for the general partner after debt service is covered, with an 8% preferred return. This is projected to result in a 17-19% IRR and a 1.6x equity multiple (invest 100k and get back 160k with distributions and sale).
